Five Steps to Selling Your Property

STEP TWO: With the help of your real estate agent, evaluate your property. What work needs to be done before putting it on the market? Does it need paint, updating appliances, refinishing floors or replacing carpeting? I can help you make intelligent choices on what improvements will enable you to get the best price in a timely manner for your property. I always suggest staging to maximize the attractive features of the property. Clean and immaculate will make your property shine! And shine attracts Buyers.
If your building is a rental property, we will put together a list of income and expenses. I will advise you on 1031 exchanges, and I will always suggest you discuss any tax issues with your accountant or your tax attorney.
STEP THREE: I will discuss with you comparable properties that have sold in your area. With this information, I will give you a suggested listing price. I will prepare a net sheet showing what costs are involved in selling and what money you will net at close of transaction.
STEP FOUR: Your property will be advertised and open houses will be scheduled. Rental properties are shown by appointment to qualified buyers and their agents.
STEP FIVE: I pride myself on attention to detail. Once you have accepted an offer, I will work with the Buyer's agent in transforming the offer into a closed transaction. I will guide you each step of the way.
