HOW TO BUY A HOME

You have decided to purchase your first home. 
 
STEP ONE:  Get pre-approved for a loan.  With this information in hand, you will know what price range property you can afford.  I suggest going to a mortgage broker or directly to a bank.  I can also suggest names of lenders who work effectively and efficiently with Buyers.
 
STEP TWO:  With pre-approval information in hand, start looking at properties.  Do you want a single family house, a condo or a tenancy in common property?  Which neighborhoods fit your budget, accomodate your needs and have the amenities you desire?  You can locate open house properties online or call me for information.
 
STEP THREE:  Selecting a licensed real estate agent is very important.  Buying a home is an emotional roller coaster.  You may have your mind set on a 3 bedroom/2 bath home in the Richmond District and discover that 2 other qualified Buyers are putting in offers.  How do you get ahead of the crowd?  I always communicate openly and frequently with the Seller's agent in order to find out what the Seller needs.  Does the Seller need to close the transaction quickly or does he want to continue living in the home another  month?  Is the Seller willing to carry a loan?  Is the Seller flexible in giving credit back for repairs?  With clarity on these types of questions, I will assist you in writing a strong offer.  And the stronger the offer, the better the chance of getting your offer accepted.
